Lease Terms
Rent: £27,500 per annum, payable monthly in advance and subject to VAT.
Deposit: 2 Months’ rent plus VAT
Term: 5 years
Agreement: A commercial lease under the Landlord and Tenant Act 1954, with the exclusion of the security of tenure provisions.
Maintenance: The lease shall be fully repairing, with the exception of roofs and structures. A schedule of condition will be prepared in advance of the tenant taking possession, the property shall be maintained according to this.
Break Clause: Either party shall be able to give six months’ notice on the second anniversary. Taxes And Utilities: The Tenant shall be liable for all taxes and utilities and insurance rent. The tenant shall be liable to contribute towards the servicing and repair of the borehole and water treatment equipment. Many of the utilities are shared, and so the tenant will be expected to split the cost as agreed/ Rights Of Access: There will be a right of access in favour of the landlord for inspection purposes.
